Building Permit Application Types

The following details the different types of building permit applications and their uses. Please refer to the Who Can Pull a Building Permit handout for information about what documentation is required at time of permit issuance. 


Single-Trade Building Permit Application

Single-Trade Building Permit Application is for minor projects involving only one type of trade such as a door/window replacement, fences/walls, mechanical, electrical, plumbing, stucco/plastering, and roofing. This application shall be used only for projects that are eligible for Same-Day Plan Review or Minor Plan Review.

Combination Building Permit Application

Combination Building Permit Application applies to projects that involve more than one trade and are eligible for Same-Day Plan Review or Minor Plan Review. One building permit will be issued for an entire project.

Electronic Plan Review Application

An Electronic Plan Review Application, and its supplemental packet, applies to projects that require formal plan review through the City's online Electronic Plan Review system and meet the Medium Plan Review, Major Plan Review, or Single-Family Residential Plan Review thresholds.

Demolition Permit Application

Demolition Permit Application is required when a structure is proposed to be demolished, or the proposed scope of work for a project meets the definition of a demolition, pursuant to SMMC Chapter 9.25.

Permit Revision Application

Permit Revision Application is used to request a modification/revision to the scope of work associated with an approved/issued building permit that is under construction.

Permit Renewal Application

Permit Renewal Application is required when a building permit has expired, pursuant to any qualifying provisions of SMMC Section 8.08.070. All construction activity is required to cease upon the expiration of a building permit until the City renews a building permit.

Soft-Story Retrofit Permit Application (Supplemental)

Soft-Story Retrofit Permit Application is a supplemental application used in conjunction with a Combination Building Permit Application for proposed seismic retrofit work of a soft-story building. The supplemental application offers a simplified plan review process for eligible projects by including a set of pre-screening questions that may remove the need for plan review by City Planning and Mobility Divisions.

Commercial Interior Non-Structural Demolition (Soft Demo)

Commercial Interior Non-Structural Demolition Application is for the restoration of a commercial tenant space to a 'core and shell' condition, and shall not include alteration of structural elements or existing fire-life safety systems. The scope of work covered by this building permit does not authorize any use or occupancy of a commercial tenant space, and shall not accommodate 'early-start' construction activity associated with the tenant improvement of a commercial space. 

Solar Photovoltaic (One- and Two-Family 15kW or Less) Permit Application

Solar Photovoltaic (15kW or Less) Permit Application and its associated checklist are used for requests to install solar energy systems of 10kW or less for one- and two-family dwellings. Multi-family properties or solar systems of more than 10kW shall use the Electronic Plan Review Application. Any associated upgrades to the existing electrical system as part of a solar panel installation shall require a separate building permit.

EV Charger Permit Application

An EV Charger Permit Application and its associated Eligibility Worksheet are used for requests to install an electric vehicle charging station. Any associated upgrades to the existing electrical system as part of an EV Charger installation shall require a separate building permit.

Sandblasting Permit Application

Sandblasting Permit Application is required for the proposed abrasive blasting (i.e. sandblasting) of any surface. Abrasive blasting shall only occur Monday-Friday from 10 a.m. - 3 p.m., and all owners, tenants, and occupants of structures within 150 feet of the work site shall be given notice of at least 72 hours prior to performing any abrasive blasting.
