Bergamot Area Plan Objective Design Standards Project

The Bergamot Area Plan was first adopted in September 2013, and subsequently amended in October 2023 with revised development standards (i.e., heights and floor area ratios) in compliance with the City's certified 6th Cycle Housing Element.  In coordination with the City’s Housing Element Program 1.E, the Bergamot Area Plan Objective Design Standards (ODS) will develop objective design standards that incentivize and support housing production in the Bergamot area. This project seeks to simplify and revise existing BAP design standards related to ground floor design, building modulation, open space, etc. 

This project builds off of the SB35 objective design standards that were adopted on February 13, 2024 by City Council.

Planning Commission Study Session - May 8, 2024
6:00 PM 

The Planning Commission will be holding a study session to discuss and provide direction to City staff on implementation of the Housing Element's Phase 2 programs, which includes the design standards in the Bergamot Area Plan. Staff report and agenda will be posted on the Planning Commission agenda webpage.

BAP Objective Design Standards Virtual Working Group Session #2 - April 18, 2024

The City of Santa Monica hosted its second virtual technical working group session on updating the City’s Bergamot Area Plan ODS.   This was the second in a series of technical working group sessions to get specific feedback on the draft objective design standards, with a focus on high-rise building design. This virtual discussion included a technical and design focused review of conceptual design standards:  

  • Discussion on developing potential standards for high-rise residential buildings using State Density Bonus.   
  • Building modulation standards;  
  • Open space design standards; 
  • Opportunity for discussion and feedback on design standards for the BAP that will support housing production in the Bergamot area.

BAP Objective Design Standards Virtual Working Group Session #1 - March 21, 2024

BAP Objective Design Standards Workshop - February 28, 2024
